The Planning Process
Development Control in NSW is principally regulated via the Environmental Planning and Assessment Act 1979, the Local Government Act 1993 and the supporting Regulations.
The process of obtaining development consent can be confusing due to the multiple layers of regulations and controls from State legislation through to local controls.
Put simply, there are three types of local development; these are development that does not need consent, development that needs Council consent and development that is prohibited. The types of development that can be carried out are determined by the zone of the land and can vary greatly.
The Environmental Services Staff of Council are available by appointment to assist in making the process of obtaining development consent as easy as possible and encourage anyone thinking about undertaking development to discuss the proposal prior to lodging any application.
